Self Build – A licence to print money?

Property investors are becoming more adventurous in a bid to make greater profits. Self build is a growing phenomenon and appears to have been very successful for the adventurous few who have taken the plunge. So is self build the next big thing and what is it all about?

The number of self build projects, across the UK, has risen dramatically in recent years, rising from just 2,000 houses in 1978 to 15,000 houses in 1999. In 2005, the number of self build houses hit an impressive 25,000 and analysts believe that this number could increase to 40,000, in the next few years.

Of course, many people self build for their own pleasure and not necessarily for investment. However, even these individuals tend to find themselves in the wonderful position of having made a handsome profit on their project. Cost savings on building your own property can be as high as 30 percent, depending on the amount of work that the individual decides to carry out on the project, which is good news for investors and residents alike!

Make Money In Property Through Renovation?

With all of the books and TV programmes around today, it can be hard to avoid the concept of making money from property, through renovation. However, just how viable for the newcomer is it to make money in property by completing renovation projects?

Deciding to be a property developer

There’s no denying that the whole idea of buying a run down property, knocking down a few walls and slapping a bit of magnolia paint around and then making a mint sounds appealing. But very few new property investors really understand the market well enough to be able to make the windfall gains that lure us into these projects, in the first place.

One of the issues that is so commonly overlooked when it comes to renovation is what you intend to do with the property once it is complete. Are you going to keep the property and use it as a buy to let property or do you intend to sell it on, as quickly as possible. If it is the latter, which market are you targeting in terms of sale, family homes, first time buyers or other buy to let investors?

topic of property syndication, or pooling of resources, is often thought of
as a great way to extend a portfolio and enjoy economies of scale. However,
property investors joining forces should consider some important factors, before
diving in!

Property for your pension plan

Property syndicates have only really come into the forefront of investors’ attentions
since Gordon Brown did a u-turn on the proposals to allow investors to use
residential property as part of a personal pension plan. When it was announced
that investors would no longer be able to use a personal pension plan to enjoy
tax relief on residential property, there was a renewed interest in property
syndicates that would still, in certain circumstances, attract favourable tax
treatment.
